I've had a couple of tenants who didn't cooperate when I wanted to enter the premises.

Our insurance is through Co-operators and is just under $200/month.

The challenge here (when you do find the owner) is convincing him/her to interact with the court sponsoring the auction in an expeditious manner that would "stay" the property  or temporarily delay the auction.Also he/she may not wish to cooperate with you at all knowing that you have a vested interest.

Once the closing takes place, the seller has zero incentive to cooperate with supplying them.

We are contingent on inspection but this tenant isn't cooperating at all.  

But if the Tenant is cooperative and genuinely does not want the person there then they can call the cops.

I'm a pharmaceutical rep in nyc.. my first investment was on a cooperative when I was 20 years old..

@Justin Cooper just picked up a condo that's right around the 1% rule (200k purchase, 1896/rent)  in Aurora.

It will depend on the individual goals and objectives of each of the underlying members (partners) and whether they are all willing to cooperate.
