@Vince PonathHard to say Vince but I'd very aggressively develop your soft skills and make sure you get exposure / experience related to this gap you've identified.I also don't often see the best fit for a first purchase as being something that requires a lot of time/work. 

@Colin C leamy When buying with a conventional loan (turnkey or not) don't forget to include in the cash needed two items in addition to the down payment:closing costsreserves(held by you) for soft costs - maintenance, vacancy, turnover.

Thats the thing about developments, and why so few actually do them, is that there is a LOT of upfront soft costs (time and money) that are required.
