I have to admit my initial bias was to think that whoever put it together was probably putting a generously positive spin on it...but I suppose it is true that they've been doing a lot of work in the past couple decades doing lots of improvements.Not sure how easy it'll be to get down there for meetups, but if I don't find anything closer to home, I'll keep that in mind.

I am a biased party (fee based planner) but I have lots of opinions on this topic and have had the exact same prospecting pitch sold to me of why equities are so amazing and they can be of course you just can't compare your style of direct real estate investment to equities.

@Wesley Meilandt I am just kidding all three of those cities are good choices for real estate investing, especially since you are willing to get your hands dirty and possibly help on the rehabs etc.As far as my choice and I am a bit bias I would say Memphis since I was born and raised here it only makes sense for me to invest here.
