I found BP about 8 months ago while I was recovering from a brain annurism and a stroke so I have been listening to the Podcats and reading from the blogs and the forums.I would try to concentrate on Fix and Flips as well as Wholesaling.  

I always recommend for a new or potential investor to pick a focus and concentrate on that.

Once you get quantity, you'll start to look for more area concentration - even if the deals aren't as good.

Forget the old lady and concentrate on setting your self up to purchase at fair market value when the time comes for her to sell.

There are some that are more focused on residential (flipping, wholesaling, etc) but there are a few that concentrate multifamily and or commercial.
