I know my cleaners will take about two hours to do a thorough cleaning for a broom clean unit, so I only charge for the excess over the two hours.Carpets are tricky.

Depending on where the site is, maybe: Factory 2-U, Planet Fitness, OfficeDepot/OfficeMax, Fresh & Easy. 15k sqft won't necessarily be easy to fill, so if you find one tenant to take the whole space, consider selling the building for a good profit once leased up and move on.Alternatively, maybe it could be divided into 2-3 smaller suites, making leasing easier... barbershop, dry cleaner, Subway.

Lightswitch & outlet covers - make sure all are clean and not brokenEverything as clean as possible - if you have rugs, rent a steam cleaner, especially if the house will be vacant long enough for the carpets to dry.

As I mentioned above, this type of conversion makes sense if you have the funds outside of the plan to pay the tax on the conversion.BTW, it is much cleaner to convert an entire property all at once.

They said if it's not clean and they need to call professional cleaners, they would have to deduct my deposit.
