I am buying multifamily in Tacoma, but am using the owner occupied 3.5% down loan.

I am using TH Realty for my first SFH and I think they would do well for an out of state investor, they have around 600 properties and I believe 300 of them are out of state.  

I have one worry, as I am using non-conventional financing with 10% down.

Coming from construction I am used to vendors being upfront with costs every step of the way.I expected this high price outfit to advise me on strategy and how to properly manage my rental income to maximize tax efficiency.

I know there are a lot of details that are needed for exact pricing, but I am used to paying 40k and up per door and this seems very high am I correct?

@Eric Weireter I am really interested in the Triangle region as I feel that would be a similar lifestyle as to what I am used to in the Austin area.

Currently I am using contractors to do that but that seems to put the contractor(s) in the drivers seat and me in the backseat of the car and I would like to change that.I want to know everything that I need to know before I get a contractor to do a bid on the job.  

@Christopher Phillips, I guess I'm feeling like I'll be lucky to get a once a week update, which me would be a bare minimum of acceptable, just in terms of what I would want or am used to.  

I have since sold my rentals, and now I am using the money for rehabbing.
