I think $3000/mo is completely possible--obviously because you're doing it and are happy.I think people who have spent much of their adult life living beyond their means (i.e. having credit card balances and use home equity to pay bills) can't imagine it's possible to have fun without a lot of (new) toys and going to pricey places.

Some areas only allow you to have 3 non-related adults living together.

So, if a family with 2 adults and a child apply the rent for them would be $750.

The other issue is with a two bedroom apartment of 750SF, with two adults and two 50# dogs, is this oversized for this size unit? 

I would also let the responsible tenant know that every adult has to pass a criminal background check and send him the link to pass on to his roommates.  

One isolated handle ok maybe, but all the damage you describe is no coincidence.Do you think kids are doing it or a heavy handed adult?

Also a plus if the adults are into gambling.Hubby and I invested in SFH in Northwest Reno but prices have gone up so much we are now looking into other asset classes.
