They may not agree on normal wear and tear, but when it is excessive, if he is fair, he will be on good legal standing to withhold some of the money for repairs.My main point is that based on all of the information on here, it could cost a lot more to hire a lawyer and spend your time fighting - IN THIS SCENARIO - than to allow them to move out, inspect the property with them and withhold part of the deposit due to excessive wear and tear.

Instead of re-glazing, which is basically a high-tech paint job, and replacing, which involves chopping out the old one and replacing it with a 2-part tub & surround combo (necessary in my homes), a relining is a drop in acrylic shell that's precisely matched to the make and model of the old tub.It's supposed to cost a lot less than a completely new tub (you're not removing the old one) and more of an upgrade than refinishing.

I eventually found one here in Arizona for my non-owner occupied properties that is about the same cost as my primary residence.
