To the original poster this has scam written all over it.

Asking the locals today in sofia some told me that there are scams, you pay, think it is your property and then they take it back.

I've been researching several different market and noticed quite a bit of listings that says "tenant occupied currently paying xx per month with lease till xx date" or some will say month to month lease.But on the pictures they've uploaded picture of empty houses(no furniture) and some look like computer generated (like a model of what it would look like before building or renovating).Are these like some sort of scam where they entice investors as "cash producing investment property" and right after you buy the property the tenants suddenly decides to move out. 

These scam contractors know they are filing a fraudulent lien and think an ignorant homeowner will get scared and roll over…go get him!

1) good job finding a 9 unit for $360k if it’s not in a war zone or a very small town. (25% down = $90k)2) saying you’ll get a “50% COC” return on zero cash invested, is still zero Cash flow but nobody would expect a 100% financed property to cash flow in a high interest environment  3) I hope you’re not paying for this “credit line” this is a very common scam  4) because that debt will show up on your credit, make sure your DTI will still let you qualify.5) make sure your lender will lend to you with none of your own money invested, 99% won’t.

Gelt seems like a really solid operation and I've been following some of the people on Twitter - they seem like great people.I think of these examples of like Bernie Madoff who was massively trusted by people in the industry and ended up just being a scam.

they will all have their criteria... and minimum loan sizes etc.. minimum fico's  want their own appraisals... and if by chance its in a rougher area of Cleveland than the appraisal could be an issue.hope this helps... be very aware of offers of loans from those on BP that want up front money those are almost always scams and thieves.
