From my experience in Texas it is common place for contractors to ask for 30% up front when working on a rehab project.I have worked with my GC in the past so I was confidant in her quality of work and her integrity.

@Monica Breckenridge - Thanks Monica, I certainly understand your point and I am one who wants always to do the right thing for myself as well as others.True integrity is a rare attribute in the world and one of the reasons I asked the question.Please correct me if I am wrong, but don't most Realtors try to have a backup offer in place so if the original one falls through there is another one to fall back on?

He only sees the hud with me making 20-70k. but often buyers are promised Garages ramps for elderly Gates new roofs etc word of mouth and contracts signed for these after closing to keep legalities in order, but he doesn't see that part but its what keeps my integrity with buyers and allows me to continue to have a steady flow of end buyers.
