Here are a few details on the property:3 br, 2 bath ranch, 1300 sq ft, hardwood floors everywhere accept for the bedrooms and bathrooms and an attached 2 car garage.  

Cheap carpet, cheap "hardwoods", particle board cabinets, crappy moldings hollow doors, cheap door knobs that jiggle and don't feel solid, etc etc.

I don't mean to suggest this contractor is unethical because they are a friend, but you want to make sure you cover your bases.Short story about my experience:  I had someone repairing my hardwood floors which included my steps.  

You get to advertise that it is solid hardwood flooring.

Those always have the same type of setup: hardwood floors, forced air, stainless steel appliances, etc.  

For example: Do you need hardwood or will laminate be more then enough.

You could always do hardwood looking tile as well. :)

Installed 1000 sq. feet of hardwood floors in 2 days.
