I would definitely consider what type of attractions nearby (here it's ski resorts/natural parks) / top businesses nearby (for business people coming in and out since hybrid work is on the rise, travel nurses, etc.)

Get them to provide you a payment plan and be firm that if they don't stay on it you will proceed with ending their contract or eviction.We have resorted to including the WSG in rent and paying it ourselves so that we can keep a better handle on it.

Know that you have less control over your property, they'll take a cut (30% of sales in Oahu) and you'll still need to cover the cost of everything if anything goes wrong (like bed-bugs), so you will need to find someone that's really good at what they do.Oahu’s Airbnb market seems to have become oversaturated in the recent year or so, and there’s a huge gap between a successful and not-so-successful property, even in a resort town like Waikiki.

I have a friend that does this too,  He travels to exotic places and picks up some part - time bartending job at resort hotels...gives him a lot of time for outdoor adventure, some pocket change, meets a ton of people and is having a ball.
