Still using a hand dug well ( I used it for 5 years before it went dry . 15K for a new well )The ysrd was completely over grown with old car parts everywhere .

Population growth was explosive, it has increased by about 100k in the last decade (not counting neighboring cities/suburbs, which have grown as well).

As my real estate business has grown I realize now that this is just a minor expense necessary to protect you, just like insurance. 

My portfolio has grown and includes cash flowing investments such as turnkey properties nationally, both short and long term lending deals, notes and collateral assignments, self storage investments, multifamily and commercial properties, tax liens investments, resort properties, and more as well as the formation of a robust Family Office to organize and direct these investment in the most prudent tax mitigated fashion.The awesome part was all the resources were part of our group, in one place.

Account Closed I have not seen commercial 80% LTV loans back yet other than with a local portfolio lender (and they yanked the product last month). 

Having grown up and still living in the SF Bay Area, I have seen my fair share of areas that at one point were talked about like East Cleveland.

I did this for several years and slowly moved partners and investors to gain more equity, at the same time my good partners stayed in house and we have grown to larger deals.Another way, that I love, is own carry and/or AITD's (All inclusive trust deed) I have used this strategy in acquiring multi-family development opportunities so I could assemble multiple lots, take on the minimum expense and then pay them off with the syndication as we took it to construction.
