Although they are still flawed as they are using scraping and algorithms to flag properties and have got the status of mine properties wrong a few times already.Another million dollar idea I wish I thought of 3 years ago though

There are a few details to uncover here to determine the next best steps.

Even if you think a certain activity or group is pointless sometimes you will uncover $$ opportunities.

First or second position, SFR, multifamily or commercial, BK filings, estimated value of the collateral, all necessary paperwork, no fatal flaws in note or deed of trust etc.

I think that is always recommended and it is something I do.My inspector has uncovered things they werent aware of and has also alerted me to issues to monitor to make sure they are rehabbed properly (for instance ensuring that the electrical scope included adding additional circuits because the current number was deficient).
