. - you might want to try the red colored RV anti-freeze (not the kind that is used in automobile radiators and cooling systems - I recently told somebody to use RV anti-freeze for drain traps in a house, and they showed up with the stuff for cars, the wrong stuff).

This has a limit, though ... do not fall for the "value trap" of going into the ghetto war zone just because the cashflow numbers look good on paper ... you will likely never be able to achieve those numbers because you won't be able to keep the unit occupied with a paying tenant who won't trash the place.
