I never meant to imply it was the only place or the best place. 

The closest thing I could find is this site http://en.wikipedia.org/wiki/Lending_Club reference, that implies under "Loan performance statistics" that defaulted loans are not included in "net of defaults" calculations.

Not only that, if you have provided services, etc as a general rule, even though not in the lease, you have implied an amendment to the lease and cannot arbitrarily revoke that. 

He seems to be implying that he put some money into fixing it up (although probably not more than a few thousand).
