So even if they say they fund 100% of the rehab costs, you need cash or access to capital to float these costs. 

Do you guys recommend glue down or floating installation? 

The house had been on the market a while and the seller just put in new carpet and floating floor wood like surface everywhere.  

Whether that be reading, attending meetups, listening to podcasts... what ever floats your boat as to how you learn best.If you are looking to invest outside of where you live (Town, city or state) I would suggest reading David Lindahl's book "Emerging Real Estate Markets".

I'd rather go in with a pool of money to act as a buffer to help float the venture than assume nothing will happen and hoping for the best. 

If vacancy floats around 10% in your area, you have to hire a manager, and the buildings are older with windows and roofs needing to be replaced in the near future,  you'll be losing money every month.
