You should be able to float 10% vacancy, 10% repairs, 10% management, and a $100 drop in rents or more.

I'll bend a little on credit scores if they give me 3 months bank statements and their spending seems to be controlled (a small float, no overdrafts, bounced checks, regular bar tabs, etc).

Then there is the rest of the sea with floating trash that is dead weight that will take you to the bottom.
