But tenant diy can go awry and the note looked both ways ( I and have put) I like the points above on professional work and not diy and make sure the tenant does not think they have carte Blanche to work on the place..I would actually get involved some to make sure it is Manna and not moldy wonder bread ( like funky flooring, poor workmanship, which could even cause a fall, or even damage the unit)...I would even want to look at samples, check Contractor and maybe stop by to see the clean subfloor (but I am pretty hands on), plus get some written agreement on this so you don't get a bill, tenant asking for payment, etc later ..I know , been a  landlord too long  when you see the dark side of good news...

They are sampling with 1,000 properties, owners do not get a say in the decision, and they are focused on 1 area.

For a few extra dollars you get a sample filled out as a guideline.

I realize that it is a small sample size, but if I can notice any difference between the two groups...

I'm not local to your area so I can't give you specific names, but I can tell you how I did it...I downloaded some sample contracts from BP and used them as a template and wrote up my own contracts specifically tailored to my needs.Then I googled "real estate attorney [my city]".
