Manna from heaven: tenant wants laminate and volunteered to pay!

This was sent to me by the realtor who finds tenants for me.  "Will you ask the owner if I can have laminate wood flooring installed on the living areas Living room dining room stairs and upstairs hall. This carpet is old and getting worn out. I plan on staying here for a while and don't mind paying to get good floors put in. Let me know please."

Carpet is maybe 3 years old, mine is 18 years old albeit a better grade.  He's been there about a year so this will be happening soon especially since I've been debating whether to start installing laminate during tenant turnover anyway! Best email I've gotten in a while!
