The demographics are wildly different in small geographic areas. 

I am brand new to Real Estate investing and I am working on building a strategy and plan for getting into my first property and beyond.I assume (please correct me, if wrong) that choosing a target demographic will be an input into choosing the location types which is an input into deal analysis. 

I’d look at the demographics of the area and then decide.

A key metric is that the demographics and desirability of the Oregon Coast is exponentially improving.

General demographic dataNumbers 3, 4, 5 are generally available for free, but I'm having trouble with 1 and 2.  

Not only do they cash flow well, they have strong economic and demographic trends like population and job growth which is important not just for short term cash flow but long term asset value.
