Crunch the actual numbers and you may find it doesn't matter that much.Let's say you're borrowing $100k for six months:At 3 & 12, you're going to pay $3k in points and $6k in interest payments.

Personally, I would do all of the rehab up front at once, but that is a matter of opinion...plus how crunched you are for cash, etc.
