My agent assured me we could rent it for at least 1350, but Rentometer says average rent in area is 1175.

The loan has to be classified, can't even make a loan on a residence without asking.The loan will be reviewed within one year, usually several times at different levels depending on the type of loan.After one year, the occupancy becomes irrelevant, within that first year, it's relevant.We have a couple other bank examiners here, I can assure you they will not be listing the tactics and techniques used to investigate matters, I won't either.

You need to make sure that you have time to complete financing but most sellers generally are really not discounting for time but for the assurance that a third party can't stop the deal.If you are not that familiar with the market and the property it is generally always better to have financing.

I text them the banking information & tell them to save the text for future reference.When we do the lease, I give them a print out of instructions for doing night deposits & assure them, I have dropped cash many times (most of my tenants are cash payers.)When I started doing this over a year ago, it saved me  volumes of time & headaches.
