Another Q, did you buy a turnkey prop or  develop yourself (acquire land, hire architect, GC, etc)? 

Many things on your plans may require they be witnessed and signed off on my your architect or engineer.

Any construction will need to be permitted although you don't necessarily need architect-drawn plans to get it approved.

It re-opened in 2013 as affordable apartments and a community center, a project of Brad Pitt’s Make It Right Foundation, BNIM Architects and Dalmark. 

Also the property is zoned MF-33 which I am trying to connect with a local architect (hit me up if you're an architect) to see if we can build another 4-6 units in the back (ideally all 2 bedrooms if possible).If any other investor is out in San Antonio doing buy/holds (brrrr) or flips, I would love to connect with anyone out there who is down to chat.
