Doesn't look like someone just dumped a quart or two.oil near drinking water is a big issue for homes with buried heating oil tanks or above ground tanks leaking.

It isn't convenient for the business crowd to trek out west after work only to have to cruise by the office again on their way home after drinks.  

If you make decisions, or if you predetermine future events based on the way they "sound", you are going to miss out on a lot of great opportunities.If the first time anyone heard any of the following statements:1 - I can build a set of monkey bars, out of wood, wire and cloth, and it will allow me to fly,2 - I'm going to take a bunch of "1's" and "0's", string them together in different patterns, and it will allow me to think about anything faster than the speed of light.3 - I'm going to eat a white oddly shaped ball, that came out of a chicken's....and it will taste great.4 - I'm going to collect and drink a whitish liquid that a cow had sprayed on the ground, and it will taste great....the words, "it sounds too good to be true" were overheard, and none of the above were done because everyone that heard those words believed them, we may never have the use of a computer, and airplane, and would not have been able to eat breakfast when hungry.Money doesn't make a noise, so money decisions shouldn't be based on what you hear...but by what you see.Credit cards work, if you are disciplined enough to work fast enough to pay them off before the interest kicks in.  

She doesn't smoke or have any pets, has very little in terms of personal belongings, isn't interested in drinking or partying, and is willing to pay $300 a month.

Wow, I recall my drinking from the firehose days...My suggestion is that you have two options:1) - Spend your time finding a good project management software (like Encarta or Yardi), you have to realize that a GOOD system is worth it, and that is why some systems are more expensive than others - Spend you time hiring 4 good people, two for maintenance, two for office, PAY THEM WELL, but make sure they can work independently, let people go before they become (or make) a mess, going though employees in the begining is no big deal. - Make a WRITTEN responsibilities list, you take some, give most to the others, manage the people not the work.2) Hire a good management company in the area, manage them with bi-weekly meeting, and make sure their contract has a clause that can get you out on 30 days if you don;t like how they work.The management company should cost you about 2-4% of the rent roll more than you doing it your self. 

If you were to calculate the return on this investment over 10 years and compare that to the potential return achieved by selling it to finance your primary, then I would imagine the opportunity cost would cause to you drink hard liquor straight up.If you have equity built up then perhaps cash out refinance to get the down for the primary?
