Don't let the quick money blind you.

I have two disabled dogs (one is blind, the other is partially paralyzed) and this branch could have injured them had they been out there when it happened.

this is old news and started probably before you were born.. discount brokers have been around for 40 years that I personally know of.and Vegas you have to be blind not to see the HUGE billboards along the 215 offering discount brokerage services.. 

I take pictures of every wall, ceiling, floor, cabinets open and closed, front/back of doors, inside closets, appliances inside and out, windows inside and out, window blinds or curtains open and closed, etc. 30 minutes documenting your property before and after each tenancy can save you a lot of trouble and money.

Identifying a property first without having a realtor run sold and rent(if exit strategy is a buy and hold) comps is going in blind.

Aside from the damaged blinds, should I be charging for the presence of the cats?

As long as we do the best on our part at least we didn’t go in blindly as sometimes even the people we think we know can do a number on us.

You know that saying "Even a blind squirrel occasionally finds a nut"?

Don't try to reason with those who are stuck in the blind spot.

Whoever added that verbage in really created a potential mess.This is the same as adding a stip such as ( seller to leave blinds on the windows ) .
