I am open to partnering with my cash, but for some reason telling people that I can put 70k into a deal screams rip me off.  

It just screams "I'm serious" that a free account doesn't.

If you have 2 Couple A and Couple B believing that "East Palo Alto is ripe for gentrification and appreciation" and Couple C screams: "Heck no, we're the couple that has to LIVE in that place!"

Not a screaming deal by any means, but I'm excited and it should be a good intro to investing. 

But got out bid on 2 different fourplexes, one because of an all cash offer (I'm doing traditional financing) which was a screaming deal at $650k and the other was just over a mil but seller went with a local company that wanted it for their artist and she wanted to stick with building the Issaquah community.

You quite honestly say you've never done any of thatkind of stuff before and don't even have contacts in markets, so that screams super-high risk level to me, and you want to do that with no income coming in from anywhere else?

If I am ever lucky enough to find something that works, I'll be glad for winter visitors!  

We were shocked that there was such a steady stream of visitors in Columbus! 

With that said, this deal screams for simplicity.

Be wary of tenants who qualify and then move other visitors in shortly thereafter.
