New Investor Buy and Hold Question.

So I wanted to reach out to people on the forum, and in the salt lake city area to ask if my strategy (if you can call it that) is fairly reasonable.

Between my partner and I we will have around 70k a year to invest.

My strategy (newbie here) is to buy and hold condos in the 90-150k range and have them managed by a company. We pay one off in 2 or so years and move to the next one. The reason we were thinking condos is because we have seen local rentals with yards get completely ruined. 

I know one of the main points to real estate is that you make money when you buy.

Can or will you guys pick my plan to peices and give me tips on what is wrong or right with it?

P.S. I am open to partnering with my cash, but for some reason telling people that I can put 70k into a deal screams rip me off.  Tips on this would also be appreciated.
