Looking into liens and violations.Question - if the estimated cost of City doing demo might be $30k, which is the initial asking price from seller (and now she just wants to get out of it so she doesn't owe anything to the City for Demo) - and if we can get the title simply transferred to us with no cash outlay, any thoughts as to whether it's better to do the Demo ourselves (cost approx. $10k) or have the City do the demo / razing property due historical issues like lead & asbestos hazards?

In AZ that is a solid strategy based on known demo trends.

Are all you guys using Tacoma containers for your demo debris and such?

Can anyone refer a plumber, electrician, carpenter and some demo guys.

There is a lot of stuff going on there with the new construction of the school and the demo of that public housing building. 

We had a GC, but did all interior paint and all demo plus a whole lot of other odds and ends.

From looking through the BP forums and watching some demos on several options, this is what seems to match my needs the most. 

It is a complete gut job or full demo.  

So the question I pose is: since I can handle the financial side as far as down payment and acquiring the loan and he can supply the sweat equity as I will to buy more as a helper and demo guy... what would be a decent and fair split if we did a flip and if I use him but only decide to rent it, what kind of payment should I give him or equity share.Thanks in advance,Mike
