There have been a couple of exceptions, for tenants who were super clean, had a great sense of design, and were easy people in general - in those cases, they actually enhanced the experience because the place was decorated so beautifully.

I spoke with a realtor I trust, we both did research, and came up empty in our search.The seller has been getting more anxious by the day as the process has dragged on, he is not in dire need of the cash, but I think does have some obligations coming up that are making him eager to close.I have several options including:- Getting the second appraisal, hoping for a better valuation- Putting $145k down on a lender valuation of $260k and enjoying enhanced cashflow/watching a chunk of cash sit- Renegotiating the seller down to a better price- Walking awayThere are a bunch of questions swirling around this opportunity, but my qualms are centered around putting that much capital (option 2) into an investment that is not very liquid, and doesn't have a clean, clear path to appreciation.

I already have eave mount motion sensing dawn to dusk security lights at each corner but she still feel better with the light directly over the doors.She pays for her own electric so I am not paying for the usage.I read that leaving lights on forever can be a fire hazard but I don't know if that's a myth, or not.The lights are enclosed, ceiling mount lights with a 60W incandescent bulb.

Very much appreciated and helpful.We have an excellent contractor and plan to do some things on our own as well.Considering exterior enhancements; gravel, paint, fencing, driveway, etc - if the process proves lengthy, are these things we could try to begin on our own and get reimbursed for once the city gets around to approving them?

You could test a water based clear coat on a section to see how it looks, that could even out and enhance it longer than Murphy’s.

My thing about it  is recycle, I don't want to have hard copies of everything, I think I'm going to get one of the mass storage drives from wallies I have a file cabinet but I hate the thought of boxes full of files stacked up in my house or to have to pay for storage of boxes.
