Not only have they purchased entire streets and renovated all the houses (front porch lawn chairs and kegerator included in all houses), they have 60+ condos they are currently renting/renovating inside the mill, and they have A COMMUNITY OF 20+ TINY HOUSES they will be renting out soon. 

Unless rules have recently changed, they do not allow STRs in the incorporated portion.

Multifamily Millions by David Lindahl was a great high level read that I studied really well and still incorporate elements of that book into my process.  

Also if you go unfurnished you'll never need to worry about your dining chairs falling apart, couch getting stained, coffee mugs breaking, etc.I'd talk with a local realtor who knows the rental market really well and get their feedback.

And I also incorporated @Aaron Nelson 's advice.

Drive down 4th or Summit St on a Saturday gameday and the porch roofs are filled with shirtless kids in lawn chairs (yes on the roof), baby swimming pools in every yard, and so many red solo cups they cover the entire lawn...fun times.All this can be mitigated if you have a highly experience PM that specializes in college rentals.

I honestly don’t think Powell could have done any better over these crazy last 4 years, and honestly almost any other fed chair would have done significantly worse imo.

Or get some washable covers for your chairs. 

I'm currently looking into Resimpli as my CRM and I noticed that you have skip tracing incorporated into the software. 

What about keeping track of office and business expenses like computers, chairs, software, travel, lodging, etc.
