I cannot verify what the client is doing currently.It's really annoying when you get these requests directly from a lender without ever getting a heads-up from the client.The best one was request from lender to write a letter that a 36K withdrawal from the self-employed client's business bank account wouldn't materially harm his business!

Maybe reduce rent $ if necessary to get it rented.There are great tenants willing to overlook 'less than desirable' aspects like water in the basement if the price is right (10-20% cheaper than an equivalent property market rent value), Particularly if it is in a desirable area.If its just annoying wet ground, I would probably just leave it as is and bandaid as much as I could...If its deep (standing water); I sold an OLD stone foundation victorian WAYYY up North (Where (TRIVIA QUESTION!)

IMO, far more annoying is when these same people with no real knowledge or experience or expertise decide to hang up a virtual shingle and begin brokering notes, or as some gurus call it, “brokering cash flows”.

Don't get me wrong, I've had tenants with great income, great references and great credit that were still annoying, but in general, better management leads to better tenants, and you can achieve this either on your own OR buy hiring a great property manager.
