Haven't messed with residential in awhile.I do know the asset managers holding the first wanted to know what the second was willing to accept and wanted something in writing approving a payoff amount.The first lien asset manager didn't want to work the file until the second agreed to a pacific amount for the payoff.Maybe I missed in your post but what did the first accept as a payoff amount??

Most of the walls are plaster, so was panning on going on top of it with drywall - needs new flooring, kitchen, bath, add AC to forced heat, may need a new roof, depending on extent of damage. 3 bed rentals around here going for $1800.

The properties in the area are gaining value very quickly...but that is just a bonus, it's not included in my plan just in case that doesn't pan out.I am worried because this would be my first deal, it's far away, and I'd be putting down ALL of my cash.
