We literally just signed an amendment to add on the laundry beginning in July to their rent less than a week ago! 

Couple thoughts to add on to the great advice here.If you advertise and specify appliances are included you are responsible for replacing them when/if they fail.

Also, meet the teenager, welcome her and let her know about the property rules so she has a fair chance of starting out on the right foot.If the rental agreement doesn't have a clause about unauthorized occupants, then add one.

We are rehabbing on home #4 right now, and we might add one more that we manage. 

But, add on the higher maintenance costs when they overpay their own people or hire people they have kickback deals with, and their other fees, and you end up paying a lot more than just their 6% or 10% rental fee.Their contracts also often have increased fees when there are problems - fees when tenants move in and out, fees if there are evictions, on and on. 

It was only the kitchen that was small, because it was a later add-on. 

To add-on to this thread, I have recently had tenant applicants with either lousy credit OR a large dog.

They don't sell/lease in our area.We plan to add on another 2 or 3 kW some day when we can afford it.

I posted the add on Tuesday for the Saturday open house with no pics.
