It sounds strange that you wouldn’t be able to use the rent to qualify.

Strangely, managing taxes on my rental business wasn't that hard. 

There are a lot of what I will call "strange" fee's associated with this loan that is making the closing costs pretty high (and for all I know may be typical for this type of loan).My questions are:  #1 Are the standard closing costs for a loan like this typically this high?

First, I think it's strange that a landlord would be Facebook friends with an ex-tenants mom ;)Also, re: the OP - the next bandit sign he handwrites for the front yard is going to read " _____  PUTS CONCRETE IN DRAINS" ... and _______ won't care a single bit. 

If I had someone else write my letters I thought it would be strange for the seller to see my hand writing was not the same at a point later on.
