I will be rehabbing my investment property (property manager will oversee) and am wondering if contractors expect some upfront payment (e.g carpet layer to buy carpet, cabinet maker for kitchens).

Neighbors should take this up with the noise makers--why get involved in someones outdoors activities (???).

I’d like to come in as the deal maker so they can be hands off.

That said, in other markets it could have gone the other way, No, PCF is not the ultimate deal maker but it sure can't hurt.

You do not want to piss off the deal makers in your area by wasting their time.   

If you are trying make real estate a profession for yourself you'll need to think long term and understand that short setbacks are apart of the 'game'.

Those to me are money makers.

We have a couple of STRs in Door county that are doing very well but we're starting to see more and more regulations coming down here as well.

I really like Bright Built homes, but there are new modular home builders in Maine every month.A short term money maker that I have seen done is to plan and build the septic system, well, and utilities and temporarily park 1-2 tiny homes on the property.
