It is cheaper and most importantly because we are in a rapidly changing neighborhood we don't have to worry about any stealing the cooper, like they did before we bought it.

Even though the seller is not our "client" we do have to engender their trust and get a lot of cooperation from them in short sales.

But if they don't cooperate, nothing will happen.And usually someone has to be pestering the bank to make things move along.

Unless you have been down the leasing road and have some experience evaluating lease comps and know some of the leasing variables that could impact the property's financials then I recommend you consider hiring an experienced agent to represent your property.In all likelihood you're going to pay at least a brokerage commission to a cooperating agent who brings in a tenant.

We feel like our tenants really screwed us- they had been SO nice and cooperative to our face this whole time and never mentioned a thing about this arrangement.

To the contrary I offered incentives that if they stay until its sold and they cooperate during the sale but basically through all our offers and accommodations they are still unappreciative.
