Get cleaner to fill out a 1099 if they say no don’t hire them.

I was with Allstate prior to that and I was getting taken to the cleaners. 

This is advantageous as the LLCs will protect your personal assets from being "pierced" and you will keep everything separate from your personal insurance portfolio - it's a lot cleaner this way and easier on your accountant (CPA) as well! 

These are all fairly quick updates that should only take a couple hours and can give a fairly big impact in making the place feel a little fresher and cleaner.  

We've been having bad luck at our STR in clearwater with cleaning companies that rush in do a basic clean then move on - we'd pay more for deeper cleans but everyone we talks to says they will do it, then doesn't.Hoping to avoid FB groups of cleaners with tons of clients/turnoverbnb. 

Looks like real wood - so much so that I had a new tenant ask me if they needed to use any special cleaner for the wood floor.

Becomes tough with a full time job however if the cleaners are good at maintainence stuff then its super efficient to manage with a smartphone.. i am not having a great experience with Evolve and feel tied up many a times when it comes to accepting reviews and making more dynamic changes to listings.. they do get the property booked however !
