I'm afraid this will be a costly mistake for you, but I sincerely hope you are lucky with this tenant and you can thumb your nose at all of us naysayers.BUT, you do really need to learn the laws for your state.

Otherwise, they'll start complaining about any of the things that can legally allow them to break a lease, and it will be a headache for you, sending out pest control people to see the ghost cockroaches, or test for mold, etc.So, if it was me, and since renting in the summer probably isn't a problem in PA, I'd probably tell him the law - that I don't have to let him out of the lease.

With respect to the treasury requirements that you take cash, Since rent is paid in advance, I doubt you'd be considered a creditor by the treasury department, and the tenant would be in violation of the terms of the lease if he refused to pay as agreed.
