After 4 units, the building goes from being a residential structure (governed by IRC) to a commercial structure (governed by IBC) so it must be approved by the state (which means stamped drawings), meet ADA requirements, meet fire protection requirements (which is usually sprinkler systems) etc, etc.  

It is important to set the condition at the start of each lease, with date-stamped photos, in case there is any doubt or dispute.Also, professional cleaners will be able to tell you if they see animal urine (black light) or recommended stain treatments/etc. and it was declined.

Usually it's any closing costs you endure on any regular closing such as transfer taxes and doc stamps etc 

Spend a few extra bucks to get a stamp of approval from an attorney.

Usually this is a rubber stamp but not in this case. 

You can make a lot of money in the Bay Area, but you can also lose your shirt.

We charge the tenants in the lease and send them the date stamped air filters. 

You could lose your shirt and bid on a second mortgage. lose everything.

i can't help, but wanted to tell you that along with the checks that i ordered, i ordered 500 deposit slips. in addition, i have a stamp with the business account  and i just take a handful of blank deposit slips from the bank and stamp them.i know that wont help you, just wanted to share what we do.

If stamped architectural plans are deemed to be required for my long-form construction permit at ISD, I would also greatly appreciate it if anyone could recommend an architect or structural engineer that might be appropriate for this type of work.
