As a loan officer if I know this is for a home purchase (which I'm not lending that much without knowing what it's for anyway) then I'm not even going to entertain unsecured money.

The main saving grace of this Order is that it states that there will be no further entertaining of any further applications for Orders to Show Cause, and that if she does not vacate the apartment by November 30, 2018, (6 weeks!)

Add in lender costs, closing costs, taxes, utilities, insurance... you are probably closer to $20-25k in closing and holding costs.A $240k sale (likely more if the owner needs to walk away with $240k) with a $290k ARV is too tight for 99% of flippers to entertain.
