This possibility is why I wrote earlier that I was surprised any investor would buy an assignment of a CFD without obtaining title insurance.I've never entered into a CFD either as a Vendor or Vendee simply because of these problems and some others (what if the assignor is in bankruptcy, which may or may not appear in the county land records?).

We have another rental coming to market soon and wondering what others are now using for minimum tenant requirements after everything that has happened in 2020 with the eviction moratorium.This property is in a class B neighborhood in southern CA.We were thinking 650 credit score, 3 times rent income, no evictions, no bankruptcy, and clean criminal history.We would rather hold out longer to find a good tenant than end up with bad tenants with the backing of CA free legal funds.Thoughts?

Only things you can find on Padhawk that isn't on realtor.com is liens, loan amounts, how much they owe, owner contact info, vacant/occupied status, divorce, bankruptcy, foreclosure info etc..

I really like this analysis, it seems next ten years would be very diffeRent than last 10 years, but eventually the decision point is when Fed started reducing rate or not and how much.a lot of institutions is on praying mode right now because they would be wiped out in 2024, if Fed only reduces 50bps we still see lot of bankruptcies….
