Can you folks share your designer/architects, contractors ?

as an architect who works primarily with homeowners, i will echo some of the others - that construction is not for the faint of heart, but if you make up your mind to do it, you can.

Here are the numbers:Current rent (7700 sq ft) 21k/month, about to be raised to 28k month ($27/sq + NNN) in the ArboretumBuilding identified and trading paper, purchase price 2.5MM north of the DomainRenovation of my suite, new facade and possibly new windows in my suite: 500k (need to verify with architect/contractor) based on roughly $100/sqBuilding 50% occupied, only 1 with long term lease.  

Once you know what you can and want to build, start interviewing architects/draftsmen, builders, etc.

@Guy Azta I'm an architect not an HVAC engineer but I think atmospheric means it runs at a static vent pressure without a blower.

Profesional like and engineer or maybe an architect.

Hello there Josh-Not to rain on your parade but I think it would be beneficial to make an architect forum for all of us.

You go to an architect to buy a set of plans they already made, or have them create new plans for you.

Sometimes you need an architect to draw up plans for large additions or renovations.
