My next read is going to be "The Art of Negotiation" By Michael Wheeler. 

Since my professional career is in contracting I have a good grasp on how most contractors generally estimate and it is an art and each trade is different.Also if you are in it for the long haul there are some good estimating software options out there that are reasonable ($200) if you have the time they are a great learning tool.

You can get pictures, picture frames, and wall art from local artist and also do the same thing.

Id pull out the fireplace insert, and hang some art over the fireplace.

For example, while a house may have a similar price, the proximity to a hospital or shopping area may be different than one close r to an industrial complex.It's an art as much as a science.

I was told a book called the art of wholesaling as well as YouTube Sean terry and chris rood.

It's part art and lots of science (especially measuring results and acting on the measurements.)

If that is the case, then this would be an "arts and crafts" or "craftsman" period house; you can search the web for how that type of exterior would have been colored - earth tones would have been used in most cases.
