I've personally been able to witness two of my cousins, (both of which are under 30), close on their first properties.

From what I've witnessed over the years, the higher the option deposit, the less likely the tenant will default since they have more at stake in the transaction.  

I have been witness to multiple successful offers on foreclosures that are contingent on the following:- Sale of existing house- Home inspection- Professional appraisals

is a little harsh for someone who is asking us to evaluate a deal.Read the post before you start making accusations.  

By virtue of my asking a question, I was accused of being unethical, a cheapskate, etc.

I have witnessed a true wrongful foreclosure case where the homeowner was foreclosed on, asset sold to a 3rd party, servicer tried to get asset back, 3rd party denied it to my understanding, evicted occupant, homeowner won trial against servicer, etc and was awarded a big chunk of change, servicer appealed and won.Most mortgage litigation attorney's have told me they stay away from post foreclosure cases as they typically don't go anywhere.Complex subject and I'm not an attorney!
