Lenders just do not work that way for NNN properties.Banks typically go by purchase price or appraised value whichever is less.

Doesn't matter if it's the standard these days....it's illegal Most states have a strict rule - you can only get a down of 10% or $1000...whichever is LESS.Guess why this rule is there....?

In MA I believe it is 1/3 also or whatever the cost of special order materials is, whichever is higher but not both.
