Other than that there are no extensions to the deadlines. 

We can schedule a call after the tax deadline if you would like. 

But what i have done in the past is #1 Purchase a property for a lesser value and spent the rest of the funds on repairs (within the same 181 days deadline)  #2 buy more than one property that would equal to the value or more for your 1031 (within the same deadline).

Set goals and deadlines in advance.

They will get the bids, ensure the subcontractors adhere to deadlines, monitor their progress and general quality of work. 

Write down the goals on paper and then a list of tasks with deadlines to accomplish them.  

I set the late move out charge at $50 per hour to give them a good reason to meet the deadline. 

That will still give you a good chunk of change that you can take your time with instead of being under the deadline of the 1031. 

This has happened to me several times when I was mailing back security deposit claim/refund correspondence to tenants.Once the 3-day notice deadline has expired and the tenant still has not paid the overdue rent or has not vacated the property, you need to file the eviction case asap.
