I do open house showings and let anyone who wants to see it come and then anyone can apply through Zillow so their credit and background can be re-used for 30 days with other landlords.

If they need new siding, they hit you with a special assessment, if the building needs to be re-roofed, they hit you with a special assessment.  

In regards to “savings” on the taxes, it’s best if you really think of it as “deferring” taxes and allowing that deferred income to grow as much as possible before each deal closes and that “saved” tax has to be re-captured.

Don't just assume that just because they help buy/sell houses, that they can be relied upon to know anything about personal finance or investment.  

It's kind of taking the wind out of my sails that this is so complicated when it seems to me there should be at least some minimum level of absolute facts that could be relied upon to make a decision.

If you know what you’re doing you shouldn’t be relying on an agent to tell you which deal is a good one.
