What's wrong with adjusting the rent schedule such that 12 months of rent is due during 8 months, March through October, similar to how teachers were once paid during the school year and not the summer months?

This home is located less than five miles from schools and hospitals making it an ideal rental for teachers/doctors and also falls within the best school district in Canyon County.

My favorite term is servant-leadership - and I try to follow it and be like my favorite teacher... who lived a little more that 2000 years ago :)Going forward, I'm interested in multifamily and business syndications, mobile home parks, funds, notes, tax liens, and if it is a really good deal I'll pick up a buy and hold rental property. 

I know that doing is potentially the best teacher, but for now I am going to learn as much as I can before I fully commit. 

For example- one of my clients is a teacher-- barely making $50k a year.

I respect Peter Harris as a teacher giving valuable information on YouTube, but the data on students/mentees is not very transparent. 

Our kids get the BS 'go to school and get a degree' mantra from their teachers and our families all the time and they come home to ask my wife and I what we think about it. 

@Matthew Paul But a "guru" of REI said wipe UP, not down, UP, so we must all do this, he's a "Guru" of REI, he fart's roses and cherry blossoms, defecates gold bars, in 3rd grade instructed his teachers on calculus, knew how to ride a bike before he ever saw one, and not only walks on water but waltz's on it.......
