I have gone to parks from a CL ad only to find a FSBO I wasn't aware was there and that's the deal I did.If you don't see anything on CL, you can look in the yellow pages for parks in your area.

You know how to have an iron clad agreement?

If you start seeing people feed themselves while you are only left with some scraps, it's easy to start developing an iron-clad way of doing things. 

They might be stealing them to sell for scrap metal.

I'd be interested in even getting a better roof (i.e. metal) if I didn't have to pay for all of it at once.  

It can be hard to coordinate all your metal finishes, but it's worth a try.
